Phase B1 and B2 of the Gainsborough Northern Neighbourhood Sustainable Urban Extension (SUE) (known as Thonock Park)

This website has been produced on behalf of Stonebridge Homes as part of a public consultation which sets out the detailed design for Phases B1 and B2 of the Gainsborough Northern Neighbourhood Sustainable Urban Extension (SUE) (known as Thonock Park).  

The proposed residential scheme will offer a range of homes, for first time buyers, families and affordable housing as well associated parking and landscaping.

Prior to the submission of the application to West Lindsey District Council we are keen to hear your views on the draft proposals.

We would therefore really appreciate if you would review the emerging proposals and comment using the ‘Have Your Say’ tab located at the top of the screen.

Your comments will be taken into account and will help inform the final proposals.

Please note that the deadline for comments is Tuesday 5th August 2025.

Following this public consultation and detailed review of the feedback received, we will be submitting the above applications in advance of the 15th September, given that this is the deadline as set out within the existing outline permission. On submission, there will be a further opportunity to comment on the proposals via West Lindsey Public Access website. 

Background Context

Sustainable Urban Extensions (SUEs) form an integral part of the Local Plan strategy, delivering more than half of the housing requirement in the plan period to 2040. Within Gainsborough, there are two large scale Sustainable Urban Extensions (SUEs) identified for the long term sustainable growth of the town. This consultation relates to Phase B1 and B2 of the Gainsborough Northern SUE.

The Gainsborough Northern SUE is allocated within the Central Lincolnshire Local Plan (adopted April 2023) and has been brought forward from the previous Local Plan. When complete the SUE will provide 2,500 homes, a new local centre, employment land, open space and education provision.

The Northern SUE benefits from outline planning permission (Ref no. 136937) which was approved on the September 2020. Condition 2 of this permission requires the submission of Reserved Matters by no later than 5 years from the date of the permission i.e. by the 15th September 2025.

Persimmon Homes bought the first phase of the SUE. Persimmon obtained Reserved Matters approval in 2022. This site is currently being built out. 

As such, the principle of residential development has already been established and the application made by Stonebridge Homes will consider the layout, scale, appearance and landscaping only. The draft layout is included within ‘The Proposal’s tab.
